Start your buying process here

Before you shop for your next home, it’s important to understand your financial picture. Write down all of your current bills and include any bills you anticipate associated with your new home purchase. You may have additional monthly costs like homeowner’s insurance, property taxes, and homeowner's association (HOA) fees, for instance.

The journey into home ownership will present you with many new and exciting possibilities. At GOLD, we are here for you every step of the way, from creating a budget to getting pre-approved. Use this blog post and budgeting worksheet to help you establish a budget you feel comfortable with.

Step 1: Get pre-approved

Before you begin your search for a real estate agent, stop! Being pre-approved is important to show agents and sellers that you're a serious buyer and that you've already done your homework on what your budget range is.

We've built our mortgage service to be straightforward and hassle-free. Here's how it works:

  1. You’ll complete your application online or over the phone with your Mortgage Consultant. We’ll pull your credit, ask any necessary follow-up questions, and send out your conditional pre-approval letter to you.
  2. You'll partner up with a real estate agent and start shopping!
  3. Keep your Mortgage Consultant updated on your search. We’ll make sure your paperwork keeps pace. When you're ready to finalize an offer, we’ll lock in your terms and guide you through the closing process. From there, all you have left to do is start your new adventure!

Step 2: Shop for your home

Now that you have your financing figured out, it's time to find the right home for you. There are several key factors we suggest considering when house-hunting: neighborhood atmosphere, commute time, school choices, crime rate and more. Make a list of your must-haves, including basic characteristics like the number of bedrooms and bathrooms.

Share this list with your real estate agent and tour homes that meet your needs. When evaluating a home's suitability, remember to factor in necessary repairs, renovations, and redecorating projects and its resale value.

Step 3: Choose a mortgage

When it comes to choosing a mortgage, there are almost countless options — all with different terms, rates, rate types, and minimum down payments.

Here at GOLD Credit Union, your Mortgage Consultant is with you every step of the way. You'll have a dedicated expert to answer answer your pre-shopping questions, help you lock in your dream home, prepare you for your closing, and beyond! Very few lenders can offer you the comfort of being able to call the same person at your closing who you called back when you were attending Open Houses. And with GOLD, the relationship continues, as our consultants are available to you for follow-ups even after your closing.
